Do I need planning permission for a garden room in the UK?
Usually not, as long as the building falls under Permitted Development (PD) rights (Class E, GPDO) by adhering to strict rules on size, height, location, and use. View our planning permission guide.
How much does a garden room cost?
Varies hugely: £4,999 to £45,000+ is typical. Costs depend on size, insulation, quality of doors/windows, and internal finishes. Many of our garden rooms come complete with base work, delivery and full construction, so be careful of cheaper offers from other retailers online, as these important services will not be included.
Can a garden room be used all year round?
Yes, but it’s important to remember that insulation (Usually walls, floor, roof or a combination), double glazing and climate control can make year round use even easier. Cheaper summerhouses are only comfortable seasonally.
How do I get internet/WiFi in my garden room?
The most reliable methods are a wired Ethernet cable run underground or a dedicated WiFi Mesh Extender system. Johnsons can install hard wired internet for you, for an additional fee.
Does a garden room add value to my property?
Generally, yes. A high-quality, insulated garden room can add between 5% and 15% to a property’s value by increasing usable floor space without the cost of a traditional extension.
What is the “2.5-metre rule”?
If a garden building is within 2 metres of a boundary (like a neighbour’s fence), its total height must not exceed 2.5 metres to stay within Permitted Development.
Can I sleep in a garden room?
There is a clear distinction between “incidental” use (office/gym) and “habitable” use. Using a garden room as a bedroom or guest annexe usually requires Building Regulations approval and potentially full planning permission.
Do I need a concrete foundation?
While concrete slabs are traditional, they are not the only option. Johnsons provide a Structural Timber Base that is more sustainable and allows for garden buildings to be built easily on uneven ground. Timber base work also allow for additional air flow and ventilation to your garden room.
How close to my neighbour’s fence can I build?
While you can technically build right up to a boundary, most experts recommend leaving a gap of 0.5m to 1m for maintenance (like painting or gutter cleaning) and to avoid height-restriction issues. View our planning permission guide
How much of my garden can I build on?
Under UK rules, garden buildings (including any existing sheds or extensions) must not cover more than 50% of the land around the “original house.” Find out more about planning permission.
