Timeline: We prioritise quality and service above all else. While we always strive to meet our estimated dates, please note that delivery times are not “of the essence” to allow for the meticulous handling your building deserves.
Arrival window: Your garden room components will typically arrive up to one week before our installation team begins work. This ensures all materials are on-site and ready for an efficient build.

Installing the Hempstore 1 Garden Building
Adding a new garden room to your home should be as exciting as the final result. That is why the entire journey is designed to be smooth, professional, and entirely stress-free. In just two days, you could go from an empty patch of garden to a beautiful, fully functional new space for your life, work or business.
The Pre-Build Check
Before the team arrives, a professional site survey is conducted. We check your garden levels and access points to ensure everything is perfectly prepared for a smooth, surprise-free installation day.
A Fast, Solid Foundation
We use a specialised ‘Structural Timber Base’ rather than a concrete pad. This involves concreting heavy-duty posts into the ground to create a level, ventilated framework. It’s faster, cleaner, and better for the longevity of the timber. (Not included with Silver Installation Packages).
Expert Construction (The ‘Big Build’)
Our own accredited installers—not subcontractors—will arrive to construct the building. They use a variety of building techniques depending on the building your order; from interlocking timber logs to modular insulated panels. This ensures the structure is incredibly stable and weatherproof from day one.
Weatherproofing & Finishing
We fit high-quality double-glazed windows and doors, along with a durable roofing systems. The team handles the heavy lifting and technical details, ensuring the building is sealed and secure.
Ready in 48 Hours
Most installations are completed within just two days. Our team manages the entire project from delivery to the final tidy-up, leaving you with a beautiful, functional new room that is ready to be styled and enjoyed.

Standard payment schedule
For standard purchases, our payment process is divided into two simple stages:
50% initial deposit: Payable at the time of your order to secure your garden building and start the process.
50% final balance: Due upon confirmation of your delivery date or 14 days before delivery (whichever occurs first).
To ensure your installation stays on schedule, please ensure all funds have cleared at least 10 days prior to your delivery date.

Until the final balance is paid in full, all goods remain the property of Johnsons. Once your building is delivered and the final payment is cleared, the building is yours to enjoy, and we recommend adding it to your home insurance policy from that date.

Frequently asked questions
Do I need planning permission for a garden room in the UK?
Usually not, as long as the building falls under Permitted Development (PD) rights (Class E, GPDO) by adhering to strict rules on size, height, location, and use. View our planning permission guide.
How much does a garden room cost?
Varies hugely: £4,999 to £45,000+ is typical. Costs depend on size, insulation, quality of doors/windows, and internal finishes. Many of our garden rooms come complete with base work, delivery and full construction, so be careful of cheaper offers from other retailers online, as these important services will not be included.
Can a garden room be used all year round?
Yes, but it’s important to remember that insulation (Usually walls, floor, roof or a combination), double glazing and climate control can make year round use even easier. Cheaper summerhouses are only comfortable seasonally.
How do I get internet/WiFi in my garden room?
The most reliable methods are a wired Ethernet cable run underground or a dedicated WiFi Mesh Extender system. Johnsons can install hard wired internet for you, for an additional fee.
Does a garden room add value to my property?
Generally, yes. A high-quality, insulated garden room can add between 5% and 15% to a property’s value by increasing usable floor space without the cost of a traditional extension.
What is the “2.5-metre rule”?
If a garden building is within 2 metres of a boundary (like a neighbour’s fence), its total height must not exceed 2.5 metres to stay within Permitted Development.
Can I sleep in a garden room?
There is a clear distinction between “incidental” use (office/gym) and “habitable” use. Using a garden room as a bedroom or guest annexe usually requires Building Regulations approval and potentially full planning permission.
Do I need a concrete foundation?
While concrete slabs are traditional, they are not the only option. Johnsons provide a Structural Timber Base that is more sustainable and allows for garden buildings to be built easily on uneven ground. Timber base work also allow for additional air flow and ventilation to your garden room.
How close to my neighbour’s fence can I build?
While you can technically build right up to a boundary, most experts recommend leaving a gap of 0.5m to 1m for maintenance (like painting or gutter cleaning) and to avoid height-restriction issues. View our planning permission guide
